The Call: A Crack That Appeared Out of Nowhere

A homeowner in the Kell West corridor reached out to us in early March. January and February had been unusually wet — well above normal rainfall for North Texas — and now something inside the house had shifted.

The symptom that got their attention was a new diagonal crack running from the corner of a doorframe up toward the ceiling. That kind of crack is hard to ignore. But there was a second clue that turned out to be just as important: a hallway that had always felt level now had a noticeable hump near the center of the home.

The homeowner had already talked to one contractor who glanced at the crack and mentioned piers almost immediately. That answer didn't sit right, so they called us for a second opinion. Good thing they did.

This is a 1990s brick veneer home on a concrete slab — a very common build in the Kell West area — sitting on a relatively flat lot with minimal positive drainage away from the structure. On the surface, it looked like a straightforward foundation problem. Underneath, the story was more specific than that.


What We Found on Site: Slab Heave, Not Settlement

The first thing we do on any diagnostic visit is a floor-level survey. We map elevation readings across the entire slab — not just where the crack shows up — to understand the shape of the movement. That data tells us whether the slab is going down at the edges (settlement) or coming up in the middle (heave). Those two conditions look almost identical from inside the house, but they require completely opposite responses.

In this case, the survey was clear: the interior of the slab had moved upward. The perimeter, anchored by the grade beam, had stayed put. The center had risen.

This is classic slab heave, and it's a well-known consequence of Wichita Falls's expansive clay soil after a wet season. Here's what happened: the clay beneath the interior of the slab absorbed an above-average volume of rainfall over those two months. Clay expands significantly when it takes on moisture. Because the grade beam holds the edges of the slab in place, the swelling soil had nowhere to go but up — and it pushed the interior of the slab with it.

That upward pressure is what cracked the doorframe and created the hump in the hallway. The superstructure above was simply reacting to the slab moving beneath it.

Before we went any further, we also ruled out a plumbing leak as a contributing moisture source. A leak under the slab can introduce concentrated water to one spot and accelerate localized heave. We confirmed there was no plumbing issue here — this was purely a soil-moisture event driven by the wet winter.

We also noted a tree near the front corner of the home. Its root system was effectively channeling surface water toward the slab rather than away from it, adding to the moisture load directly under the foundation.


How We Addressed It: Drainage First, Patience Second

Once we confirmed slab heave — and ruled out settlement — the scope of work became clear. And critically, it did not include piers. Installing interior piers on a heaving slab is one of the most common and costly mistakes in residential foundation work. Piers are designed to resist downward movement. If you install them while the soil is still swollen and pushing upward, you lock the slab at its highest point. When the soil eventually dries and contracts, you can end up with a new settlement problem on top of the original heave. We explained this clearly to the homeowner, and they appreciated having it spelled out.

Here's what the recommended scope of work did include:

1. Site drainage improvements. The lot's flat grade meant surface water had no clear path away from the foundation. We identified areas where simple regrading and downspout extensions could redirect runoff away from the slab perimeter. Getting water moving away from the structure is the single most effective long-term step you can take for foundation stability in North Texas.

2. Root barriers near the tree. The tree itself wasn't the villain — but its root system was acting like a funnel, directing water toward the slab. Installing root barriers interrupts that pathway and also protects the grade beam from root intrusion over time.

3. A scheduled re-inspection after a full dry season. This is the part that requires patience, and we were honest about it. The clay beneath this slab needs time to dry out and return to something close to its equilibrium moisture content. Once that happens — typically after a full summer in Wichita Falls — we do a second floor-level survey. If the slab has settled back down and the readings are acceptable, no further structural work may be needed. If there's residual differential movement at that point, interior piers become a conversation worth having.

The homeowner's instinct to get a second opinion before committing to piers was exactly right. A floor-level survey is not optional — it's the foundation of any honest diagnosis.


What to Watch For: Heave vs. Settlement

If you live in the Kell West area or anywhere else in Wichita Falls and you're seeing new cracks after a wet winter, here's the most important thing to take away from this job:

Slab heave and slab settlement look nearly identical from inside the house. Diagonal cracks at door corners, doors that stick, floors that feel uneven — all of these can come from either condition. But the fix for one is essentially the opposite of the fix for the other.

A contractor who shows up, sees a crack, and immediately recommends piers has skipped the most important step: confirming the direction of movement. A floor-level survey before and after a dry season is the correct diagnostic sequence after a wet winter in North Texas. Don't let anyone skip it.

Also watch your drainage year-round. Clogged downspouts dumping water next to the foundation, negative grade that lets water pool against the slab, and trees positioned to funnel runoff toward the house — these are the conditions that set up both heave events in wet years and settlement events in dry ones. Managing moisture at the surface is the most cost-effective foundation maintenance you can do.
